Emergency Preparedness: Handling Water Heater Leaks and Failures

4 February 2025

A water heater is one of the most reliable appliances in your home — until something goes wrong. When a leak or failure happens, it’s easy to panic, but acting quickly can save you from costly damage and unnecessary stress. Here’s a step-by-step guide to handling water heater emergencies and preparing your home for the unexpected.

Step 1: Recognise the Signs of a Problem

Water heater issues often give subtle early warnings before they become major disasters. Keep an eye (and ear) out for things like the following:

  • Rumbling, banging, or hissing sounds.
  • Rust-coloured or cloudy water coming from your taps.
  • Puddles or damp spots near the heater.
  • Inconsistent water temperature or a complete lack of hot water.

Spotting these signs early can save you from a full-blown emergency. If you notice any of these, call EasyFlow.

Step 2: Shut Things Down Safely

If your water heater starts leaking or fails entirely, the first step is to turn off the power or gas supply.

  • For electric systems: Switch off the water heater breaker in your consumer unit.
  • For gas systems: Locate the gas isolation valve and shut it off.

Next, turn off the water supply to the heater. Most units have a dedicated shutoff valve, usually located above the tank. If you can’t find it, turn off your home’s main water supply. This will stop water from flowing into (and out of) the cylinder.

Step 3: Contain the Damage

For minor leaks, set a bucket or tray under the heater to catch dripping water. For significant leaks, you may need to drain the tank to prevent it from leaking out around the cylinder and damaging the flooring or walls. Attach a hose to the drain valve (usually near the bottom of the tank) and direct it to a safe drainage area, like a floor drain or an outdoor space. Open the valve carefully to let the water flow out.

Be cautious during this step, the water inside the tank may still be hot.

Step 4: Call a Professional

While some minor issues can be addressed with DIY repairs, most water heater problems require the expertise of a professional. This is particularly true for unvented cylinders. Only G3 qualified engineers are allowed to install, maintain, or repair them. A qualified engineer can assess the situation, repair the damage, and recommend whether you need a replacement.

It’s also worth considering an emergency maintenance plan. At EasyFlow, our maintenance plans make dealing with emergencies simple. One monthly payment covers parts, labour, and the call out costs.

Step 5: Prevent Future Emergencies

The best way to handle a water heater emergency is to avoid one altogether. Schedule annual maintenance with a qualified professional to keep your system in top shape. Regular flushing removes sediment buildup, while inspections can catch potential issues before they escalate.

Installing a leak detection system is another smart move. These devices monitor your water heater and alert you to leaks before they cause significant damage.
